The Capital Project Senior Manager at the Brooklyn Museum reports to the Museum Architect. The Manager will represent the Museum on a day-to-day basis for all scheduled construction activities and will work with departmental and Museum staff, consulting architects, construction managers, and contractors to realize both publicly and privately funded projects of various sizes for the Museum.
The Capital Project Senior Manager’s primary responsibility will be quality control on all construction projects. The Manager will also assist all members of the Planning and Architecture team throughout the development and design stages of capital-construction projects and will coordinate the work of outside contractors with the ongoing operations of the Museum.
Qualifications:
Five years of experience managing publicly funded construction projects in New York City
Bachelor’s degree required. Advanced degree or certificate in construction management, architecture, or engineering preferred
Experience with managing construction projects, especially large institutional schemes involving multiple clients and consultants; experience with budget/financial management
Excellent interpersonal skills and both written and verbal communication skills
Excellent administrative and organizational skills, ability to plan and manage many complex projects simultaneously and to effectively use problem-solving and negotiating skills to control costs, maintain schedules, and ensure project quality
Ability to communicate policies and processes to diverse stakeholders
Working knowledge of construction trades, mechanical and electrical systems and equipment, and construction-site safety requirements as well as the ability to read architectural and engineering drawings
Fluency with construction-industry documents for bidding, scheduling, requisitioning and payment, change order and closeout
Knowledge of New York City building codes, Department of Buildings (DOB) processes, and familiarity with green building practices
Computer skills are required, including Microsoft Word, Excel, and Project
Responsibilities:
The Capital Project Senior Manager will provide support during estimating, trade scope development, scope reviews, and contractor selection. The Manager will also be responsible for interim space and staff relocations as required to facilitate capital projects. During construction, the Capital Project Senior Manager will be the principal correspondent between the Construction Manager (CM) and the Museum regarding weekly construction forecasts and preparation for future activity and will be responsible for all coordination between outside construction contractors and Museum staff and operations.
DURING THE PRECONSTRUCTION AND PROCUREMENT
Review drawings and specifications as well as estimates and schedules in consultation with the Museum Architect and the Capital Projects Executive
Review, comment on, and report to the Museum Architect on the CM’s proposed bid documents, bidder’s lists, scope riders, etc
Attend bid openings, bid-review meetings, and award kick-off meetings. Report directly to Museum Architect at each stage for approval to proceed
DURING CONSTRUCTION
Review schedules, submittals, trade-payment breakdown, monthly trade-contractor and CM requisitions, change orders, and punch lists for approval by the Museum Architect. Track expenditures and cash flow, and maintain documentation as required by funding agencies for auditing and reimbursement
Conduct weekly preparatory meeting with appropriate CM and Museum Operations and Facilities Management staff
Coordinate long-lead and special items with the CM, and coordinate site access, special construction activities, and deliveries of contractor materials with Museum Operations and Facilities Management staff as well as Security
Attend all meetings about coordinating construction and Museum-programming activities
Monitor CM and trade-contractor performance to ensure that all work is of the highest quality and performed on time and on budget
Monitor DOB, FDNY, and other agency filings and sign-offs as well as completion of as-built documents
During closeout
Develop complete lists of all required tests and inspections, regulatory sign-offs, as-built documents, warrantees, Operation and Maintenance (O&M) manuals, and training sessions
Review documentation for all of the above, ensure that packages are complete, facilitate scheduling or review by Museum personnel where required, and confirm that all materials have been accepted before recommending approval of final payments
